Fall is in full swing and the holidays will quickly be sneaking up on us! Take time this month to celebrate Thanksgiving with family, friends and neighbors on Thursday the 27th. Now is the time of year to stop and think about what you are most thankful for! Be sure to let those special people in your life know how much you care about them!

Hi! I'm Mark Hardcastle, an agent with Keller Williams Realty, DTC, and a specialist on everything that's happening in Liberty Hill with regard to real estate (as of today, October 18th, there are 5 houses listed for sale, 0 under contract, and there have been 15(!) sales in the last year. For specifics, go to the Liberty Hill Real Estate Page... And did you know that the National Association of Realtors is forecasting price appreciation for Denver in 2008? Hmmmm..... Well, at least they were. They're not any more. Although there are certainly reasons for optimism in 2009. See the BIG NEWS below, then go to the Liberty Hill Real Estate page for more). It's my pleasure to provide YOU with this website to keep you informed about real estate information, community information, and anything else you'd like it to contain. I'll keep it up to date. But I need your help to make it the best it can be for you! As you wander through the site, think of items you can add to the various pages for the benefit of your neighbors. Got a favorite recipe? Post it! Have you taken recent photos of your kids at piano or dance recitals you'd like to share with your neighbors? There's a place on the site just for that. You'll see other opportunities to add helpful content as you get familiar with the site. Feel free!

Here's the latest site update. Since we went "live" in November of 2006, you've hit the home page 2827 times! Of the interior pages, it's no surprise that the 'Neighborhood Pictures' page is the winner, with 1864 hits. When you consider that there are 447 homes in the neighborhood, it tells me that the website has been a tremendous success! And, by the way, the "Liberty Hill Real Estate" page has also been quite popular, at 1122 hits. That's a GREAT way to keep up on property values in Liberty Hill.

BIG NEWS!!!! ACCORDING TO DENVER METROLIST, THE SUPPLY OF HOMES FOR SALE IN THE DENVER METRO AREA DROPPED A DRAMATIC 20% YEAR-OVER-YEAR IN AUGUST!!!! While we're not yet seeing that translate into stronger pricing, one might draw the conclusion that we've turned the corner in our real estate market. In fact, Wells Fargo has done just that. They've just upgraded their assessment of the Denver metro real estate market from "distressed" to "stable." What this means to you is that Wells Fargo will allow 5% more in loan amount, or 5% less down payment. This is a very big development! It remains to be seen whether other lenders will follow suit. If they do, watch for buyers to start coming off the sidelines over the winter months, and "days on the market" to drop by spring time. Buyers will soon tire of having their dream home snatched out from under them by someone just a bit quicker on the trigger! So...

Was that set of stats a "one off" for the month of August? Maybe not. As of the end of September, data indicate that inventory is remaining low (-21% from September '07) and demand is continuing to increase (+14% total sales over a year ago). Two months of data doesn't necessarily make a trend. But let's just say it's encouraging. Those are numbers moving in the right direction. I'm still optimistic that we'll see price appreciation by Springtime!
